PRODUCTIVITY IMPACT EVALUATIONS
Delay claims and disputes involve time-related issues such as schedule delay, acceleration, and liquidated damages. The analysis of these time-related events is critical to the success or failure of a claim for loss of efficiency or lost productivity.
CONSTRUCTION SCHEDULE DELAY
Schedule Delay Analysis is the analytical process through which an expert employs Critical Path Method (CPM) techniques, in concert with a forensic review of project documentation and other relevant data, to assess and apportion the effects of delays and other impacts on the project schedule. The result of the analysis establishes a defined period of time for which a party may be entitled to receive direct and consequential damages.
TIME IMPACT ANALYSIS
Expert schedule analysis in delay claims often focuses on a comparison of planned versus actual schedule performance, and uses analytical methods such as Total Time, Sequential Delay, Adjusted Baseline, Adjusted As-Built and the Measured Mile. The scheduling experts at Robson Forensic will determine which methodology of analysis is most appropriate based on the type of claim and the documentation available.
- CPM Analysis - Expert Overview of Critical Path Method Analysis
The most widely accepted method for evaluating project delay/disruption claims is the Critical Path Method (CPM). The CPM is a mathematically based algorithm for scheduling a set of project activities.
There are numerous ways to approach a schedule delay analysis. The methods selected are often a function of the type of claim and the documentation available from which to develop the analysis. The approaches to schedule delay analysis all share a common theme; they are after-the-fact, based on a combination of historical data, assumptions and estimates.

- Construction Delay Claims – Expert Introduction to the Measured Mile Approach
The measured mile approach of evaluating construction delay claims compares productivity during periods of a project that have been adversely impacted to the productivity levels during periods that were not impacted, or that were unhindered. This unimpacted or unhindered period of performance is referred to as the “Measured Mile”, which is used as the baseline to predict what the contractor’s cost performance should-have-been, or would-have-been.
